Day-to-Day Management: 24/7 helpline for tenants and landlords, monitoring the collection of rent and outgoings, arranging maintenance works, processing of property invoices (rates, water, etc) completing inspections and building reports and monthly financial reporting to owners.
Strategic Property Planning : As property experts we understand each and every owner and property is unique. We can assist in developing a strategic property plan for each property to ensure the property is managed efficiently for the purpose of achieving the owner’s goals. The strategic plan would identity the objective of the owner and what steps are required to achieve them. This could include future development, capital investment to increase the value of the property and the tenantability or holding investment.
Negotiations: When a lease comes to expiry or a building becomes vacant we would begin negotiation with tenants on the owner’s behalf. Our NAI Harcourts team are all licensed Real Estate Agents under the REAA and are qualified to advertise your property for lease or sale and conclude negotiations. Statutory Compliance and Insurance: We manage and arrange all the required works to ensure the property is compliant for the Building Warrant of Fitness (BWOF), this can include services such as fire and emergency systems, HVAC systems and security services.
